Palapa Beach Resort consists of 46 Luxury Condominiums with 2 and 3 bedrooms. All Palapa Beach Resort suites are fully air-conditioned and are perfectly oriented to ocean views and natural breezes through the floor to ceilings glass door and windows, providing high-end furniture in combination with Caribbean Sophistication décor. Owners and guests can enjoy the private pool and the wonderful Caracasbaai Beach.

All suites are located in a luxury condominium complex and the suites on the first and second floor are accessible by elevators and/or staircase. There is a nice terrace and a kitchen with elegant finishing and appliances and a laundry room with washing machine. The Condominium has 2 master bedrooms with plenty of closet space and own bathroom, one bedroom offers a private entrance from outside, and this is called the “lock off room”. This Caribbean-Style designed complex is fully fenced, offers 24/7 securities and is accessible through a secure entrance gate and offers free parking space. There are restaurants just a few steps away, shopping and supermarkets are just a 3 minutes’ drive away.

Rental pool is now set to 70% for the owner/30% for the rental pool management of the profit. The rental prices are from USD $150 to US $250 per night.

Rental Pool Management

The on-site property management office that operates these rental pool units is the PBR Property Management group. They do all controls and has full oversight of the property and the units.  Owners can be assured they will find the best tenants available, and that the property will be looked after, and the tenants can also be assured they will be fairly treated and the home maintenance requirements will be promptly attended to.

Additional Information

Association of Owners

The Association of Owners (VVE) represents the common interests of the owners of a building and ensures the maintenance and the technical installations of the building and the common areas. This includes maintenance of the painting, roof, equipment, stairs, balconies and the elevator. The funds are formed by the contribution of the owners. This association takes care of the general resort areas maintenance. They also take care of the lighting, gardening, pool and beach maintenance, etc. The annual contribution per owner is currently set at Nafl. 650.00 per condominium and Nafl. 1300.00 per super condo or penthouse, per year. In the division drawing the boundaries are indicated between the different condominiums and between private and communal spaces.

Leased land

The land, on which Palapa Beach Resort is built, is leased land. The current lease runs until 2065 and the fee is Nafl. 3.02 per square meter, per year.

Notary & Tax

The civil-law notary’s Office Eshuis on Curaçao will be the dedicated office for this project.

On your purchase, there is a tax of 4% to be paid via the notary. The annual property tax is currently 0.3% of the value of the condominium, plus 15% of that amount (the surtax).

Water and Electricity

The water and electricity on the island are provided by Aqualectra. You will have 220 volts.

Security

Palapa Beach Resort is gated and has 24/7 security on premises

Garbage

The Owners association will have a contract with the Selikor weekly garbage collector.

There is a designated garbage area.

Elevator

Each building block is equipped with an elevator in the center and services. two buildings, one on each side

Parking

Each apartment will have a parking space close to the building within the boundaries of the resort.

Swimming Pool

The resort has a lovely communal pool. The pool is kept clean at the expense of the resort.

The pool is equipped with sun loungers and Palapas around it.
